We lend our own capital.

Your loan stays with HFG from application through closing. No file gets shopped to a wholesale desk. The underwriter who approves your file works in our Oakland Park office and signs their name on it.

What credit score do I need?
Conventional loans typically start at 620, FHA at 580. We also work non-QM and bank-statement files for self-employed borrowers.
How long until closing?
Average closing under the conventional loan in 2026 is 21 days from accepted offer. We’ve closed in 14 when the appraisal cooperates.
Do you originate VA loans?
Yes — VA purchase and the VA IRRRL for refinances. We’re approved by the VA Lender Appraisal Processing Program.
Are there fees to apply?
No application fee, no rate-lock fee, no junk fees. You’ll see one origination fee on your loan estimate — no surprises.
What if I’m self-employed?
We use 12 and 24-month bank-statement programs and 1099 loans. No tax returns required for qualifying income.
Why a Florida-only lender?
Florida property is its own world — condo associations, HOA reserves, insurance market, hurricane re-cert dates. Doing one state means we know it.
